This mixed-use development on Halsey Street in Newark, NJ, presents a thoughtful fusion of urban context and contemporary residential living through its carefully articulated five-story massing. The façade blends traditional running bond brick veneer with sleek metal panel systems and EIFS accents, creating a layered material dialogue that respects Newark’s architectural fabric while expressing modern clarity.
A recessed ground level incorporates a private parking garage, a cast stone base, and expansive storefront glazing, activating the street with over 750 square feet of commercial space alongside a welcoming residential lobby. Above, the upper floors are organized into 40 residential units with varied layouts, each designed to maximize natural light and featuring private terraces that extend living spaces outward.
Resident amenities include a shared rooftop deck offering sweeping views of downtown Newark, highlighted by a 50-yard-line perspective of Newark City Hall’s iconic “gold top”—the landmark copper dome finished in 24-carat gold leaf. Architecturally significant details such as a green roof system with vegetation trays, carefully profiled parapets, and a high-performance envelope with continuous insulation reinforce the project’s focus on durability, sustainability, and long-term performance.
